PEREGRINE CORPORATION

A complete refurbishment: top to bottom, inside and out

Builtwise was engaged by Peregrine Corporation for a complete refurbishment of this tired Victorian era building at 25 Elizabeth Street, Melbourne. The ground floor was occupied by an old Smokemart & Gift Box retail outlet, with the four floors above being largely unoccupied for the last 4o years. 

The complete refurbishment included a make-good and painting of the façade. The existing Smokemart store and canopy were demolished and replaced by a new Smokemart store and glazed canopy. The four floors above were also fitted-out for office spaces to base build – this involved the demolition of the existing space, asbestos removal; removal and replacement of the existing lift and roof; a new fit-out to the lift lobby; toilet fit-outs to each office; and structural strengthening to the basement.

The challenges of this CBD site were; working on Elizabeth Street – a busy Melbourne city road with very high foot-traffic from the nearby Flinders Street Station; limited site access via a narrow laneway; access to the roof which required the closure of Elizabeth Street, demolition unknowns such as six levels of ceilings that have been installed below one another over the life of the building.
